Keith did a thorough check on the AC system, locating and remedying the issue. Everything was explained in detail so I was informed on the service as well as how to monitor system health going forward.

checked indoor cooling coil for buildup and found small amounts of buildup by removing in the indoor coil from cabinet (see photo) Checked indoor blower wheel for buildup and found small amounts of buildup bt removing the upper door panel (see photos) System could use a cleaning to keep in max efficiency Performed a courtesy leak search on the cooling coil using big blue no bubbles found as used a electronic leak detector with no issues found Performed courtesy leak search outdoor and found a leaky valve core leaking under the cap (see video) Tightened using a core tool but still leaking - needs a valve core tool to remove vale and replace properly (still leaking) System is currently low on refrigerant (see photos) system low approx. 3 lbs of r410 refrigerant - found valve steam leaking on system that is not used for servicing add refrigerant to achieve indoor comfort
Today I arrived on a service called and notice unit had a restriction airflow causing the compressor to struggle to pump refrigerant also its low on refrigerant. Club member needs and blower wheel cleaning and evaporator coil cleaning. Club member is aware of the situation a wants to be on maintenance next week morning what Lauri prefers.
Service fee unit wasn’t operating and it needs components to get the unit back operational
Arrived to thermostat set at 68 reading 76. Ensured blower is operating. Checked refrigerant pressures and found mini split was slightly low on R410A. Added 5oz of R410A to make refrigerant pressures and temperatures appropriate for indoor and outdoor weather conditions. Checked for leaks none found. System is cooling at this time. Temperature split 20*. Return air 75*. Photos attached.
DCM1: AC complete. Checked 16x25x4 filter, filter is dirty recommend replacing to keep system clean and increase longevity of system. Spoke with homeowner he decided he was going to order one. System is fully functional and operating within manufacturer specifications. Refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. DCM1: Heat completed, (4) 14x14x1 (1) 14x20x1 changed System is fully functional and operating within manufacturer specifications at this time. Heat rise of 36.
Removed old equipment and installed new Mitsubishi heat pump mini split. Installed new mhk2 thermostat. Reconnected high voltage, drain line, lineset and communication wire. Tested system operations.
Leak searched mini split and found leak in outdoor coils (video attached). Due to the location of the leak it is not repairable. Need to get comfort advisor to send quotes for condenser and complete system. System is not operational at this time.
DCM3: Heat complete. Replaced (3) 16x25x1 filters. All 3 systems are fully functional and operating within manufacturer specifications at this time. 0ppms of carbon monoxide found in the home. Maintenance checklist attached. Arrived to thermostat off and indoor temp 45*. Turned system on heat mode, system turned on however was not heating. Checked indoor and outdoor control boards for codes, board was not flashing codes. Checked refrigerant pressures and temperatures found that mini split is low on R410A, reached out to manufacturer to see if system is under warranty however they are closed today. Need to let homeowners know if system is under warranty or not and options from there.

Removed old equipment and installed new Rheem 4 ton duel fuel system. Installed new return plenum with 20x25x4 filter, new supply plenum, new emergency drain pan, new pan safety switch, new coil safety switch, new zone dampers, new 8” bypass, new zone board, 2 new thermostats, and new composite pad for outdoor unit. Reconnected high voltage, low voltage, drain line, gas line, vent pipe, supply ducts and all return ducts. Ran zone damper tests, tested system operations in heating and cooling, set proper charge.
